February 2008: HIPS UPDATE

Finally they're here!  Moore & Tibbits have now been preparing HIPS for several months with ease and efficiency.

Why go anywhere else?

We do not charge for the preparation work of a HIP.  You pay only for the cost of the Searches and EPC (Energy Performance Certificate).

October 2007: NO HIPS FEES !!

From 10th September this year all 3 & 4 Bedroom properties equie a HIP when placed on the market for sale.

Before 1st January 2008 marketing of a property can begin without a HIP provided all of the required documents have been requested and are expected to arrive within 28 days.

Moore & Tibbits can not only provide you with an excellent service when selling (or buying) but we also prepare the required HIP FREE OF CHARGE.

There is no catch and there are no hidden costs for preparing the pack. There are 2 documents that are required by legislation to be in the HIP – The Local Authority Search (@ £100) and the Energy Performance (EPC) (@ £125 approx.)

March 2007: Powers of Attorney 

The law relating to giving a person power to act on your behalf in your lifetime in connection with your financial affairs is changing in October of this year. If you do not have an Enduring Power of Attorney then we suggest you contact us.

The Mental Capacity Act 2005 will replace Enduring Powers of Attorney with Lasting Powers of Attorney. There are advantages and disadvantages to using a Lasting Power of Attorney. On the positive side it will be possible to appoint Attorneys to act not only in relation to finance and property, but also health, welfare and end of life decisions.

On the negative side they can only be used if they are registered with the Court of Protection and they will be more complicated to prepare. As a consequence the cost and expenses will inevitably increase. Enduring Powers of Attorney are much more flexible and can be used in many situations without the involvement of the Court of Protection or the payment of additional fees.

If you do not have an Enduring Power of Attorney then you need to contact us urgently. After October you will not have the choice. You will only be able to enter into a Lasting Power of Attorney.

September 2006: Home Information Packs  

The Government has now decided that Home Information Packs will no longer be compulsory from next year as was originally planned.

We feel that this is a positive step and will help to maintain the healthy property market that we are enjoying at present and have welcomed it as "good news".

However, from June next year, sellers will be obliged to provide a "half-hip". This will include local searches, title deeds and an energy performance certificate, which must be introduced under European Law.

August 2006: HIPS Dry Run at M & T

The Home Information Pack Regulations 2006 were laid before Parliament on the 14th June in readiness for the scheme which comes into force June 2007.

A Seller will have to have a Home Information Pack (HIP) in place before their property can be marketed.

Moore & Tibbits will be launching their own “dry run” of HIPS from Autumn 2006, well ahead of the official launch date and will be fully able to supply a pack at no extra cost to our clients.
